What is an EPC?
An EPC (Energy Performance Certificate) is an assessment of a property to gauge its energy efficiency against mandatory government standards.
Why is it needed?
Any landlord or owner of a property that is to be sold or currently rented is required to have an EPC for that property by law. An EPC is valid for 10 years. After this time period, a new EPC must be obtained. A property may be relet during the ten-year lifespan of an EPC without being reassessed. A property cannot be sold (or even advertised for sale) without a current EPC.
What happens during the assessment?
The assessor visits a property and gathers all relevant information. An EPC is then generated using computer software. This document presents an evaluation of how energy efficient a property is. The property is awarded an energy efficiency rating between A to G, with A being the most efficient. From April 2018, if a property fails to obtain a rating of at least E, it will not be allowed to be sold or re-let.
How often is it needed?
Every 10 years.
How fast will I get my paperwork?
For a domestic EPC, the law says we are allowed to take up to 28 days to process your paperwork.
From our experience, larger firms will charge you up front and then take weeks to give you what you’ve paid for.
